Environmental Site Assessments

Applied Environmental, Inc. conducts environmental site assessments (ESAs) to evaluate risk and potential liability associated with developed and undeveloped parcels of real estate in accordance with the American Society of Testing and Materials (ASTM). Our field personnel have conducted over 1,000 ESAs for commercial and industrial buildings and our ESA reports are completed in accordance with the latest standard practices published by the ASTM and Due Diligence protocols.

Phase I Environmental Site Assessments

Typically include three phases:

  • Historical Document Review: we obtain information on the historical uses of the property from various sources to assess the potential for recognized environmental conditions.
  • Site Reconnaissance: we assess the current conditions on the property and the surrounding properties.
  • Report: we document the findings of the historical research and site reconnaissance activities and make appropriate recommendations for the property, as necessary.
  • Phase II and III Environmental Site Assessments

    We prepare the following:

  • Site-specific sampling plans based on the findings of the ESA and the level of threat to the property.
  • Remediation plans to address regulatory agency directives and bring the property into compliance with environmental regulations.
  • Transaction Screen Process (TSP) sometimes referred to as Environmental Screening Inspections (ESI) are designed for rapid turnaround, small capitalization projects. The TSP is a standardized approach to environmental due diligence (ASTM E1528-00) that provides a generally acceptable degree of confidence about the environmental condition of the property. This inspection is typically conducted on low impact properties such as undeveloped rural, small commercial or residential properties. The TSP format includes site reconnaissance, a limited historical review, a limited environmental database review, and a checklist report with site diagram and photographs.
